01 / More Room, Same Address

Add square footage without the moving truck.

An addition keeps your street, your schools, and your equity — if it's engineered and built right.

Outgrowing your house doesn't have to mean selling it. With Orange County prices and low inventory, adding on is often smarter than moving up — you keep the location you love and put your money into equity instead of a realtor's commission. But an addition is real structural work: it has to tie into the existing foundation, framing, and roofline, meet current code, and clear setbacks and permits.

That's where a lot of "addition guys" get in over their heads. Interior Restorations is a licensed general contractor that manages the whole thing — design, structural engineering, permits, foundation, framing, and finishes — so your new space is solid, to code, and blended seamlessly into the original home. It's part of our full remodeling & additions work, and if you're after a separate living space instead, ask about an ADU.

· Common Questions

Home addition FAQs.

Still not sure? Call or text (949) 283-3952 — we're happy to talk it through.
How much does a home addition cost in Orange County?+
It depends heavily on size, whether it's a ground-floor or second-story addition, and foundation and structural needs. Second stories cost more per square foot than ground-level rooms because of the added structural work. After we assess your home and lot we give you a detailed, honest bid — no surprises.
How long does an addition take?+
Plan on a few months for most additions, since design, engineering, and permitting happen before we break ground. We give you a realistic timeline covering both the approval phase and construction, and keep one crew on the job to avoid delays.
Do you handle the plans, engineering, and permits?+
Yes — all of it. We produce the plans, coordinate the structural engineering, and pull every permit your city requires, including setback and zoning review. You don't need to hire a separate architect or engineer.
Can you add a second story to my house?+
In most cases, yes. Second-story additions require an engineering review of your existing foundation and framing to confirm they can carry the load, and we handle that assessment as part of the design phase before giving you a firm plan and price.
Will the addition match the rest of my home?+
That's the goal every time. We match rooflines, siding, windows, and finishes so the new space blends in and reads as original — not like an obvious bolt-on. A seamless match also protects your home's resale value.
What's the difference between an addition and an ADU?+
An addition expands your existing home; an ADU is a separate, independent living unit with its own entrance, kitchen, and bath — often used for rental income or multigenerational living. We build both — see our ADU construction page if that's what you have in mind.
