How much does a commercial build-out cost?+
It depends on the space type, size, and how much you're changing — a cosmetic office refresh is very different from a full restaurant build with a kitchen and hoods. We walk the space, review your lease scope, and give you a detailed, honest bid up front.
How fast can you finish a tenant improvement?+
It depends on scope and how quickly the city issues permits, but we build the schedule around your target open date and sequence the work to hit it. Where it helps, we work off-hours or in phases so you can keep operating.
Do you handle commercial permits and inspections?+
Yes — commercial permitting, plan check, ADA compliance, and all inspections are part of the job. Getting the paperwork right up front is the single biggest factor in opening on time, so we manage it from day one.
Can you work with my landlord's TI allowance?+
Absolutely. We're used to coordinating with landlords and property managers, documenting the scope for a tenant improvement allowance, and building to the base-building requirements in your lease.
Do you build restaurants and medical spaces?+
Yes. Restaurants (kitchens, hoods, grease traps, health-code) and medical/dental (exam rooms, operatories, compliant finishes) are both build-out types we handle to the higher standards those spaces require.
Can you take a white-box space to turnkey?+
That's a lot of what we do — from a bare shell or white-box through framing, systems, finishes, and final inspection, delivered ready for you to move in and open.
